We manage properties for owners who want to delegate the hassle of renting and who are prepared to let at an affordable rent. We currently manage eight properties for others including two local charities.
We take a management fee of 12.5% which is charged on the rent and expenses.
Some of our owners take the balance of the rent for themselves and some donate it to Homes for Wells – either way we are very grateful, every property we manage is one more local family housed at a rent they can afford.
We ask our owners to commit to a management agreement for a term of at least five years (with early termination possible in the event of owner’s death, owner going into care or other extenuating circumstances). This is so that we can assure our tenant of some security. Because of new legislation we require that any property we manage has an EPC rating of C or above.
We allocate tenants according to our Allocations Policy

House prices are up in Wells but, in the past five years, for many, pay has barely increased. It is clear that Wells needs more affordable housing to keep hard-working local families living and working in the town. The 2018 survey tells us what we need to know for our future growth.
